How does private lending work?

The 4 Basic Steps of Private Lending

  1. We present deal details (amount, interest rate, term) & get a commitment from a lender

 2. Lender reviews note and mortgage documents before we send them to title

3. Lender wires funds to the title company and we close the transaction

4. Lender gets paid based on terms of agreement

Private lending is a great way to invest in real estate without the headache of finding deals, hiring contractors, dealing with tenants, etc.  Many people don’t realize that this option is available to them by utilizing available cash, leveraging a line of credit, or even using their retirement accounts.

When our company purchases properties to fix and sell or rent out we give the opportunity to one of our private lenders to fund the project and make a great return.

We discuss the deal with our lenders who are interested and share all the details and numbers with them.  We also go over the terms of the agreement and their rate of return.

We close all of our transactions through a local title company.  They do a complete title search and we have title insurance on the transaction so when the property transfers to us there are no previous outstanding liens or mortgages on that property.

The lender is supplied with a mortgage document and promissory note specifically for the property they are lending on.  The promissory note spells out the terms of the agreement (length, interest rate, payments, etc) and the mortgage document is what is recorded with the county and what secures the lender in the deal.

When closing time comes the private lender wires the funds to the title company to complete the deal.

All of our investors are 1st position lien holders on the property they are investing in.

Once the funds are wired in there really is no more work for the private lender!  We take care of 100% of the work getting the property fixed up and rented or ready to sell, whatever the case may be.  The lender then gets paid according to the terms of our agreement.
