“Fixer Upper” Properties
We offer fixer upper houses to other investors at discount prices. These make solid rentals or flip houses with built in equity. These are properties that come to us through our marketing in the local area. Some of these deals will need a complete rehab while others only need a light cosmetic rehab to get rent ready or prepared to sell again. We always make sure that there is plenty of equity for our investors to profit on the back end whether they are flipping the house or renting it out.
Turnkey Rental Properties
If you are looking to buy rentals but don’t want the hassle of fixing them up we also offer turnkey investments. These stabilized properties have been rehabbed and rented out to a qualified tenant. All you have to do is purchase the property and begin collecting rent. We can connect you with professional property management as well if you don’t want to self manage. These properties will typically be priced in a more retail price range but still offer a great return on investment.
Passive Lending Opportunities
The third option is for individuals that might be interested in investing in real estate but may not have the time or desire to learn the in’s and out’s of being a landlord or flipping houses. Or they don’t want to deal with the hassle of locating good deals, overseeing contractors doing the rehab, or the headache of managing tenants long term. We refer these individuals to our private money partner program. Aside from selling investment properties we also purchase our own rentals and flips by raising capital and putting our investors money to work for them earning great returns that are backed by the actual property. To further clarify, our lenders hold a first position mortgage on the property, have a signed promissory note, and are additionally insured on our insurance policies for added protection. This is a great option for someone that wants to get their money working for them whether its some cash you have sitting in the bank earning next to nothing, or leveraging a low interest line of credit or even a retirement plan.
